
Project Management Basics
The time it takes to build a custom timber frame home, from breaking ground to completion, varies widely. In fact, it can be anywhere from several months to a few years. At Riverbend, we understand how anxious some clients become as work continues on their dream home whilst the completion date seems to quickly approach. Therefore, it is critical to ensure each project seamlessly progresses through the entire process. For this reason, we asked our experienced Project Management team for some tips that help create a smoother build process.
Tip #1 Subcontractors
Derek—I think it is important that the client never hire the lowest bidding subcontractor simply because that company charges less. The majority of the time, you get what you pay for. By hiring the right people, you can tap into their network of subcontractors, vendors, and suppliers which helps the project run more smoothly through every phase.

Tip #2 Communication
Rich—Selections should usually be 90% complete before you let subcontractors start their work, including: light fixtures, plumbing fixtures, and wall and floor coverings. The more information your subcontractors have at the outset of construction, the more likely it is that they offer you good suggestions and stay on budget.
Tip #3 Organization

Phil—Your sub-contractors should be maintaining a clean job site. An organized and clean job site is a sure sign of an organized project. If the house, lot, or driveway is dirty or messy, you should start asking questions.
Tip #4 References
Jeff—Always collect and check references. Client and supplier references can help you navigate the sea of builders and subcontractors to find the ones that are perfect for your project.
Tip #5 Finances
Tom—Pay your subcontractors, vendors, and suppliers on time for the work they performed. This helps maintain a happy and productive job site.
