
The clients first met Riverbend Timber Framing at a Log and Timber Home Show in Columbus, Ohio. They had already been working with an architect and needed to find a timber frame company to fabricate the timber structure for their home. After completing a final schematic design, they needed to work out the scope and cost of their project. Riverbend was asked by the client and their architect to provide a cost estimate for the timbers and structural shell. Because the design was only at the schematic level, the structure needed to be clearly defined and resolved in order to get an accurate cost, which is what Riverbend’s Design Consultation service is intended to do.

STREAMLINED & TRANSPARENT PRICING:
The clients had previously experienced challenges in the traditional home construction process, which involved prolonged phases of conceptualization, plan development, and bid collection. This traditional approach proved to be time-consuming, labor-intensive, and financially draining without a clear indication of the final cost.
Riverbend presented a revolutionary solution to the client’s challenges by offering their Design Consultation services: a streamlined pricing model. Unlike the traditional approach, Riverbend provides a set price early in the process, eliminating the uncertainties associated with cost estimation. Within a span of four weeks, the clients transitioned from conceptual drawings to a locked-in price, complete with a preliminary structural design and analysis using BIM technology, as well as a 3D walk-through of their home to visualize the interior and exterior of the design.

Pleased with the results of Riverbend’s services, the clients moved on to the structural design and production phase. As the structural engineer of the project, Riverbend worked alongside the client’s architect and builder through the permitting process.

IT’S ALL IN THE DETAILS:
Central to this dream home is a massive two-story, four sided fireplace – an architectural marvel that serves as the focal point of their living space. Having such a large fireplace with four open sides took a team of more than seven highly-skilled professionals to perfect, including structural engineers, mechanical engineers, architectural designers, a mason, and more, while solving issues such as how to get it to pull air up in such a large, open space. The main living fireplace has an identical one directly below it, which is critical to the structural integrity of the home, but presents a whole other set of challenges, such as how to vent the lower level up through the main level. Working together, the team at Riverbend resolved the challenges and created one of the most monumental fireplaces that can be found in a residential home.

In addition, the great room incorporated the largest free-of-heart beam ever used in a Riverbend home, adding a distinctive touch of grandeur to the space. An all glass elevator surrounded by timber transports you in style from one level to the next, and the custom staircase featuring giant 11”x15” slabs of timbers give a warm, rustic air to the space.
