Cost Feasibility

An important part of the design process is Riverbend's cost feasibility study. Most timber home providers only give customers the price of their timber frame package, we prefer to take all aspects of your project into account and start by designing a home that meets your overall turnkey budget. It is not enough to have a design you love if it is not feasible for you to actually build it.

Designing to a Budget

Although cost is an important factor for most clients, it is not the only criteria for building a custom timber frame home. We know you have a style in mind, a look and feel you want your home to achieve. As part of the design process we create a layout that matches both your aesthetic style and your budget. With professional designers on staff we are not limited by standard floor plans. We can modify and create from scratch in order to meet all your needs. Additional Cost Factors

In addition to the home design, there are factors that need to be addressed in order to accurately estimate turnkey budgets:

Build Site Conditions
Site conditions such as: accessibility, slope, snow loads and availability of services will be unique for each project. If your build site presents any issues, your design team is available to meet you at your site and incorporate your specific site information into your plan, allowing costs to be estimated more accurately.

Build Site Location
Different geographic economies create variances in the average cost of labor and local materials. When we look at your project as a whole we evaluate the location and look at current building prices. For example, resort communities can have higher build costs than more metropolitan areas.

What Impacts Turnkey Cost?

Size of Plan

The size of your timber home is the most influential variable because the size will impact each of the other variables. We will work with you to reconcile your design desires with your budget requirements.

Architectural Complexity & Balance

The number of corners, roof ridge lines and roof valleys can add architectural interest to your design but can also impact your home's overall turnkey price. Your designer will identify your home's ideal balance of architectural complexity.

Choice of Materials

Part of the design process is choosing the density, size and style of timber framing that work best for you project. Your designer will help you choose a frame system that fits your style and is within your specified budget.

Level of Finishes

The finishes you choose for your project have a huge impact on the final look and feel of your new timber home. We can provide cost estimates and controls to help you choose finishes that match both your budget and your unique style.
