Every client has unique needs, design preferences, build site requirements and budget goals. It would be nearly impossible to provide enough floor plan variations to accommodate everyone. This is why Riverbend's timber home design concepts are completely customizable. Below, we show how we can customize our plans to meet your unique needs and budget.

Modifying the Density and Complexity of Your Timber Framing
Although all timber homes have an interior timber structure, not all timber frame structures look the same. An important aspect of your overall plan is the design of the timber connections. Below you can see two timber frame structures designed for homes based on the Tuscany plan, yet each has it's own unique character.
Adjust the Size & Layout of Your Timber Frame Floor Plan
In this example we show our original Melody Lane floor plan concept, and a client's customized version next to it. You can choose to modify a plan to both fit your needs and meet your budget goals.
- Moved the garage at a right angle to the rest of the house.
- A new entry door was also added and the pantry was separated from direct access to the kitchen.
- The master suite was broken into two unique spaces; one for the living space and another for a den / sewing room. The den has its own sink space.
- The master bath was extended off to the side and transformed to better fit the owner's needs.
Altering the Look and Feel of Your Timber Frame Design
Layout determines how you live within your space but the look and feel comes from the overall architectural style. You may like the layout of one plan but prefer the look of another. Riverbend's talented design team can work with you to achieve a plan that matches your layout requirements, budget goals and style preferences. Floor Plan FAQs
I Love the Look of a Plan, but the Turnkey Estimate is Beyond my Budget:
We are able to use the deisng style of a concept that may be larger than what you need, to create a smaller, less complex, version of the plan that works within your budget.
What Level of Finishes are Common:
We estimate the turnkey costs for our conceptual designs using a median level of finishes. If you select lower-end finishes, you can reduce overall cost to build a little more.
I Have a Tricky Lot, How Can I Find a Plan to Fit:
We design each of our client's homes utilizing your topography map, photos of your site and recognized view corridors. Find a design to start with and we will modify it to work with your unique build location.
How Much Can I Save by Reducing the Size or Complexity of a Design:
Turnkey cost savings from modifying an existing design will vary based on the extent of your changes. Keep in mind - we can modify any design, but there are a finite amount of changes we can make. If your budget is not already within 10-25% of the estimated cost, there may not be enough room to meet a lower budget.

The Timber Framing Shown Does Not Fit with my Personal Style:
The timber frame shown within each design concept is just one version of what could be done. We can modify the design, reduce the amount of framing or add materials to other rooms.
